Service area / Erie County
Property Management in Erie County, PA
Erie County is the newest part of our service area, and it's a real rental market. Close to a third of the county's households rent, and in the City of Erie it's closer to half. If you own rentals up here, whether you live nearby or manage from Pittsburgh or out of state, the job is the same: keep good tenants, keep up with local registration rules, and keep repair costs honest.
We're landlords too. We run Erie County rentals the way we'd want our own run.
The Erie County rental market
Erie County has 269,052 residents [1]. Of its 110,587 occupied homes, 35,311 are rented, a 31.9% renter share [2]. Median gross rent is $904 a month [3].
The City of Erie rents more heavily. It's 45.9% renters, with 18,274 renter households and a median rent of $870 [4]. Next door in Millcreek, median rent is higher at $1,075 [5].
HUD's fair market rents for the Erie area for fiscal year 2026 are $945 for a one bedroom, $1,212 for a two bedroom, and $1,499 for a three bedroom [6].
The top five employers in the county are Erie Insurance, UPMC Hamot, Walmart, Saint Vincent, and Wabtec [7]. Insurance staff, hospital workers, and rail manufacturing employees all need places to live.
Erie County landlord rules worth knowing
City of Erie rental registration. Under Article 330 of the city's codified ordinances, every non-owner-occupied rental has to be registered every year, and units are inspected at least once every two years. If you just bought a rental in the city, you have 60 days from the purchase to register it [8]. Fees change, so check the current amounts with the City before you register.
The townships and boroughs around the city each do it differently:
- Wesleyville requires a rental license for each unit, with an inspection every two years [9].
- Harborcreek requires landlords to report their rental units and tenants to the township [10].
- Lawrence Park also requires landlords to register rental units and tenants [11].
- Millcreek licenses short-term rentals only. We didn't find a general license for long-term rentals [12].
Evictions. Landlord-tenant cases in Erie County go through the county's magisterial district courts [13].
State and federal rules apply everywhere. Pennsylvania caps security deposits at two months' rent in the first year of a lease and one month's rent after that [14]. You have 30 days after the lease ends to return the balance with an itemized list of damages, or you lose the right to keep any of it and can owe double [15]. For housing built before 1978, federal law requires a lead disclosure, the EPA lead pamphlet, and a lead warning in the lease [16].
How With Ease helps Erie County owners
We keep repair pricing honest. Many management companies run shell "in-house repair companies" and mark up repair invoices anywhere from 20 to 150%. We charge a flat 10% on repair invoices, nothing hidden, and the work goes to local vendors at their price. With a median rent of $904, every repair dollar counts.
We fill units with the right people. Our proprietary leasing system helps us place tenants who pay and stay.
We deal with problems early. Our tenant resolution system gives us a set process for working through tenant issues before they turn into bigger losses.
Pick the level of help you want:
- Full Management: 7 to 12% of monthly rent, depending on the property. Leasing for management clients is capped at $1,500.
- Hybrid: 3 to 7% of monthly rent, depending on which services we handle and which you keep. Leasing is capped at $1,500 for hybrid clients too.
- Leasing Only: 100% of the first month's rent, no cap.
Repairs carry a flat 10% on the invoice. Lease renewals are $175, evictions are $200, and there's a $5 per door tech fee. See the Fees page for the full list.
Erie County FAQs
I just bought a rental in the City of Erie. What do I need to do?
Register it with the City within 60 days of buying it. After that, registration is yearly, and the unit gets inspected at least once every two years [8]. Check current fees with the City.
Do I need a rental license in Millcreek?
Millcreek licenses short-term rentals. We didn't find a general license for long-term rentals [12]. Rules can change, so it's worth a quick call to the township.
What does a two bedroom rent for in Erie County?
You're based in Pittsburgh. Do you really work in Erie County?
Yes. Erie County is one of the counties we serve, along with Allegheny, Beaver, and Washington. Our office is at 617 Forest Ave in Pittsburgh.
Do you mark up repairs?
We charge a flat 10% on repair invoices, and we tell you that up front. The work goes to local vendors at their price, so the bill you see is the vendor's real price plus 10%, nothing hidden. Many management companies send repairs through shell companies they call "in-house repair companies" and mark up invoices anywhere from 20 to 150%. Next to that, a flat, visible 10% saves our clients a lot of money.
